Residential Miscellaneous Permits
This process applies to all residential building permits except for the construction of a new dwelling. Please use residential new dwelling permit for that information.
Process for applying for a Residential Miscellaneous Permit.
- Use the City of De Soto's permit portal found here to apply for a permit for all residential projects requiring building permits other than construction of a new dwelling.
- Fill out all required information on the application. Please fill in any contractor information along with Johnson County Contractor's License number. If homeowner is the contractor for the project please fill out the section for homeowner contractor statement. All contractors must be licensed with Johnson County Contractor's Licensing unless work is being completed by the homeowner.
- Upload any required documentation at time of application to ensure your permit can be processed. Table below shows examples of documentation required for different permits.
- Once permit is processed and any plans are reviewed, a copy of the building permit with a link to pay fees will be emailed to the applicant. If you wish to pay fees with a check or cash, please let the building staff know and a copy of your permit will be available for payment by those methods at the front counter of City Hall. Electronic payment via the link provided in the email or through the portal will immediately cause permit to become active for construction.
- Once payment has been received, signed plans will be available for download from the permit portal found here by searching for your permit using one of the available search fields. Signed plans can also be emailed to the contractor by request.
- After payment has been received, the permit is considered active for construction. Building permit letter can be downloaded through the permit portal found here and should be posted on site during construction.
Documents required by Permit Type
Required Documents
- Plot plan showing height, location, and material of the fence in relation to all property lines and structures on the property.
Required Documents
- Plans showing the space to be finished with all walls, rooms, and windows/doors shown on the plans.
- Any engineering required for structural alterations as part of a basement finish permit.
Required Documents
- Plot plan showing the location of the proposed deck in relation to all structures on the property, property lines, and any private wastewater systems if present.
- Construction drawings showing the proposed deck that comply with the Residential Deck Guidelines found below or the International Residential Code. Drawings should show enough detail to determine joist span and sizing, post height and sizing, pier sizing, and any stairs or coverings.

- Plot plan showing the location of the proposed addition in relation to all other structures on the property, property lines, and any private wastewater systems if present.
- Construction drawings showing the proposed addition and how it will be constructed. All room addition permits require drawings to be stamped by a licensed design professional if altering any structural elements of the existing structure or building outside of the prescriptive requirements of the adopted International Residential Code.

- Plans showing the space to be remodeled with all walls, rooms, and windows/doors shown on the plans.
- Any engineering required for structural alterations as part of an interior remodel permit.
Required Documents
- Plot plan showing the location of the proposed accessory building in relation to all other structures on the property, property lines, and any private wastewater systems if present.
- Construction drawings showing the proposed accessory building and how it will be constructed. Plans must be stamped by a licensed design professional if being built outside the prescriptive requirements of the adopted International Residential Code or if engineered products such as trusses, laminated beams, etc. are used.
Required Documents
- Plot plan showing proposed pool and required fence or barrier in relation to all structures currently on the property, property lines, and any private wastewater system if present.
- Construction documents showing how the pool will be constructed along with all supporting documentation for manufactured products to verify code compliance.
- If an auto cover is to be used in lieu of the fence/barrier requirements this should be noted on the plans and manufacturers information submitted to verify code compliance.
Required Documents
- Permits are required for all retaining walls taller than 4'.
- Engineered plans are required for all retaining walls requiring a building permit.
- Plot plan showing location of proposed retaining wall in relation to all structures currently on the property, property lines, and any private wastewater system if present.
