Southwest Growth Area

The City of De Soto has spent the past year developing the Southwest Growth Area (SGA) Plan—a long-range planning document that outlines how over 1,500 acres of land in southwest De Soto can grow with purpose, infrastructure support, and alignment with community values.

This area is located adjacent to major investments like the Panasonic Energy facility, Astra Enterprise Park, and Flint Commerce Center, positioning it to become a vibrant hub for residential, commercial, and mixed-use development.

Why It Matters

De Soto is experiencing rapid change, and this plan helps us stay ahead of it -- balancing growth with the values that define our community. 

The SGA Plan outlines how we’ll:

  • Expand infrastructure to support future needs
  • Guide development through a thoughtful land use map
  • Increase housing variety for current and future residents
  • Enhance mobility through road, trail, and bike network planning
  • Preserve De Soto’s small-town character while making space for new businesses and public amenities

Community-Driven, Council-Approved

Over the course of four phases—including research, engagement, planning, and refinement—residents, stakeholders, and city staff worked together to shape the SGA Plan.

Public input highlights:

  • Mixed interest in higher-density residential and commercial
  • Prioritized stormwater protection and infrastructure capacity

May 2025: The City Council officially adopted the plan, marking the start of implementation.

Now Approved: What’s Next?

City Council approval means the SGA Plan now serves as a guiding document for future development decisions. Its recommendations will be incorporated into official City policy, including:

  • The Comprehensive Plan
  • The Economic Incentives Policy
  • The Zoning Regulations

These updates will ensure that growth in the Southwest Growth Area reflects a unified vision—one rooted in long-term success and shared community values.
